Why You Need A Real Estate Attorney For Your Home Purchase
It is customary in New York for Buyers and Seller's to be represented by an attorney during the purchase or sale of a home.
After the contract is approved by both the buyer's and seller's attorney, your attorney will need to do several things to prepare for a closing:
- Order a title report
- Investigate and resolve liens or violations against the property
- Work with lenders on your behalf to ensure all documentation for bank is complete and accurate
- Calculate the amounts that you will owe at closing to the sellers, the sellers’ lender, and the title company
- Finally, your attorney will represent you at the closing, reviewing and advising you on the documents that you are signing, such as the deed, transfer tax returns and mortgage documents, and making sure that all payments are accurately made
